Dana Wooderson is a vice president at PGIM Real Estate and an assistant portfolio manager for PGIM Real Estate’s Senior Housing fund series. Dana is responsible for assisting with a variety of portfolio initiatives, including strategy, investment decisions, financing, and expanding SHP partnerships. Prior to joining the portfolio management team, Dana was primarily responsible for expanding the fund series’ investment presence in the western half of the U.S.
Prior to joining PGIM Real Estate, Dana was a senior vice president for Capital One Healthcare. Dana has served the healthcare real estate industry in various roles at GE Capital and Capital One Healthcare since 2008, working as an underwriter, portfolio manager, team lead of underwriting / portfolio management, and most recently, originator. Her experience includes the structuring, underwriting and closing over $10 billion in financings secured by senior housing communities. Her expertise spreads across various loan products, including first mortgages, subordinate debt, and bridge to Freddie/Fannie/HUD loans. Her underwriting and structuring expertise includes repositioning's, lease-up, conversions, redevelopments, and ground up developments. She banked over 15 private equity companies, REITs, and owner/operators in the senior housing sector, and partnered with over 25 operators.
Prior to joining the Healthcare Real Estate group, Dana graduated from GE’s development and leadership program (FMP) and worked in various accounting and finance roles at GE Capital.
Dana has a bachelor’s degree in business administration in finance with an emphasis on management from University of Iowa.
Dana served on both GE & Capital One’s diversity and inclusion councils and is a founding member of the Senior Housing Women's Initiative. Dana is an active member of ASHA, served on ASHA's 2021 Strategic Planning Committee, and currently serves as Chair of NIC’s Future Leaders Council.
