Morgan Murphy
Morgan Murphy is a vice president with PGIM Real Estate and a member of the Agency Financing Underwriting team. Based in New York City, Morgan is responsible for underwriting multifamily transactions financed by Fannie Mae and Freddie Mac. Morgan specializes in the company’s Affordable Housing programs.
Since joining PGIM in October 2020, Morgan has underwritten 35+ affordable housing transactions ranging from LIHTC Preservation, Section 8 HAP, Forward and Immediate Tax-Exempt Loans (TELs) and M-TEBs, and Forward Conversions, totaling $500M+. She has a high degree of experience with low-income housing tax credits, Section 8 housing, tax-exempt bonds.
Prior to joining PGIM Real Estate, Morgan spent over 5 years working as a part of Wells Fargo’s Multifamily Capital group in NYC. During her time at Wells Fargo, she spent 3 years in screening, analyzing over $5B in proposed debt transactions before transitioning to underwriting, where she underwrote complex affordable transactions nationwide.
Morgan has a bachelor’s degree in finance from the McDonough School of Business at Georgetown University. She is currently pursuing a Master of Business Administration from Columbia Business School, with an anticipated graduation in May 2024.
Morgan is actively involved with PGIM Real Estate’s Sophomore Internship Program. Outside of work, Morgan serves on the Junior Board of Harboring Hearts, an organization that provides housing assistance and other vital support for critically ill heart patients and their families.
