TOKYO, September 10, 2026 – PGIM’s Real Estate Investment Group (“PGIM”) announced today it has acquired Tsurugashima II Logistics Center, a modern logistics facility in Saitama, Greater Tokyo, Japan. The investment was made on behalf of PGIM’s flagship Asia Pacific value-add real estate strategy.
The acquisition builds on PGIM’s strong investment momentum across Asia Pacific (APAC), with six logistics transactions completed year-to-date across Japan, Australia, and Singapore with a combined value of close to US$630 million.
PGIM continues to see compelling opportunities in the APAC logistics sector, driven by shifting trade flows, supply chain reconfiguration, and more sophisticated inventory management. At the same time, land scarcity, planning constraints, and elevated construction costs continue to limit the supply of high-quality logistics space, supporting demand for well-located, modern assets.

Completed in 2023, Tsurugashima II Logistics Center is a four-story facility situated on more than 35,000 square meters of freehold land, with a gross floor area of around 62,700 square meters. It offers modern, institutional-grade specifications, including slope-up access, strong vertical conveyance, ample parking, and flexible subdivision for up to four tenants. Currently, the property is fully leased to three tenants as regional and national distribution hubs.
Located in Saitama Prefecture, the property sits within Greater Tokyo’s established Kan-Etsu/ Ken-O logistics corridor, with direct access to major expressways, including the Kan-Etsu and Ken-O expressways, enabling efficient regional and last-mile distribution across Saitama and the Greater Tokyo region.
