Rick Del Roio
Rick Del Roio is an executive director with PGIM Real Estate. Based in Arlington, he is head of Credit for the company’s Agency Lending platform with additional responsibilities as chief underwriter for the Fannie Mae and Freddie Mac portfolios. Rick is responsible for loan approvals including underwriting due diligence, credit quality, and compliance with agency lending requirements.
Prior to joining the company in 2019, Rick served as an executive vice president and chief underwriter on Fannie Mae transactions at Jones Lang LaSalle Multifamily for 5 years. There, he co-managed and was co-chief underwriter of the underwriting and credit department focused on multifamily Agency execution. Before that, Rick served as a senior vice president, deputy chief underwriter, at Beech Street Capital (now Capital One), where he led an underwriting team focused on Agency execution.
Rick previously spent five years as an associate director/underwriter at Freddie Mac for conventional, seniors housing, and student housing; and acted as a seniors housing expert for the Southeast region, he was also responsible for loan approvals. Prior to joining Freddie Mac, he spent 6 years with Deutsche Bank Berkshire Mortgage Finance as a senior underwriter.
Rick has underwritten billions of dollars of both Fannie Mae and Freddie Mac debt. While at Deutsche Bank he specialized in seniors housing and underwrote approximately $300 million. At Freddie Mac, he specialized in seniors housing for the entire Southeast Region and student housing, underwriting approximately $1.5 billion in total. When Rick joined Beech Street Capital, he oversaw the underwriting of approximately $300 million of Manufactured Housing Communities.
Rick received a Bachelor of Science in Business Administration degree from Rider University as well as his Master of Business Administration in finance and management and information technology from American University.
