PUBLIC AND PRIVATE REAL ESTATE

A Blended Approach

Executive Summary

Blending real estate investment trusts (REITs) with private real estate enhances sector diversification, increases opportunities for active management, optimizes risk-adjusted returns while reducing drawdown severity, and improves liquidity. REITs have evolved from a niche exposure to nearly 30% of the investable real estate market, making them a core component of a market-neutral real estate allocation. We find that a strategic allocation of roughly 30% REITs and 70% private real estate is market-representative and optimizes risk-return.
